How to Prevent Roof Leakage Before the Next Wet Season

A leak almost never starts at the spot where the stain appears on the ceiling. Water enters at a detail, runs along the structure, and drops where gravity decides. Preventing leaks is mostly about keeping the right details sound before the rain tests them.

Where leaks actually begin

  • Flashings. Where the roof meets a wall, chimney or parapet, the flashing does the waterproofing. It is the single most common failure point.
  • Valleys. Where two slopes meet, water concentrates. Blocked or poorly formed valleys overflow.
  • Fixings and laps. Lifted sheets and loose fixings let wind-driven rain underneath.
  • Gutters. Undersized or blocked gutters back up and push water into the fascia.

A simple pre-season check

Before the wet season, walk the roof line and look for lifted sheets, rusted fixings, cracked flashings and gutters full of debris. From inside, check the underside of the roof and the ceiling for early staining. Catching these in the dry season is far cheaper than chasing an active leak in the rain.

If you already have a stain, do not just repaint the ceiling. The cause is still up there, and it will be back with the next storm.
